Apartments within or adjacent to St. Moritz's grand hotels, offering concierge, housekeeping, and spa access as part of the ownership package. A small and rarely available category; most transactions occur off-market.
Regulation
Foreign nationals purchasing an apartment in St. Moritz require a Lex Koller permit under Swiss federal law. The permit system allocates a fixed annual quota of second-home purchases to non-resident foreigners in designated tourist areas, of which St. Moritz is one.
Permits are available but limited. The application process runs in parallel with the purchase transaction and typically adds 4–8 weeks to the timeline. Our advisory team manages the full permit process on behalf of our clients, from initial eligibility assessment through to cantonal approval.
